Boiling Water Tap for Office in the UAE: Buyer's Guide

Choosing one plumbed-in tap for hot and chilled water in a UAE office tower: who is responsible for the building's water, how to size the tap, BRITA Extra C-Tap vs RoyalFlow, and why servicing matters.

Two BRITA Extra C-Taps, one filling a glass bottle with sparkling water and one pouring hot water into a glass mug of tea

If you are choosing a boiling water tap for an office in Dubai, Abu Dhabi or Sharjah, the tap itself is only half the decision. The other half is the building. Most UAE offices sit in towers where water is stored and pumped before it reaches the pantry, and Dubai Municipality makes the building, not the utility, responsible for that water. This guide is for facilities managers, fit-out teams and office managers who want one plumbed-in tap for hot and chilled drinking water, and want it to stay compliant and reliable.

TL;DR

  • For larger UAE offices that need the most robust option, lead with the BRITA Extra C-Tap. RoyalFlow suits smaller commercial pantries.
  • Size the tap to your busiest quarter of an hour, for hot and chilled water.
  • Dubai Municipality guidance names neglected point-of-use equipment and old filters as a hygiene risk, so book servicing with the purchase.
  • Check the tower's tank cleaning records and the pantry's power, drain and cupboard space before you choose.

Why a tap beats kettles and bottles in a UAE tower

Bottled water coolers mean deliveries through a busy loading bay, a service lift and a storeroom full of heavy bottles. Kettles on a pantry counter mean queues, spills and cables near the sink. A plumbed-in boiling water tap removes both. It takes water from the building's cold supply, filters it, and gives hot and chilled water from one spout, with sparkling on some models.

For an office on the 30th floor, that also means one controlled outlet to look after, instead of several appliances that each need cleaning.

Who is responsible for the water in your building

The Dubai Electricity and Water Authority (DEWA) produces most of Dubai's drinking water by desalinating seawater, and says it samples the network daily. Its responsibility ends at your building's connection.

From there, the water usually passes through a ground tank, a transfer pump, a rooftop or intermediate tank and the risers before it reaches your pantry. Dubai Municipality's Technical Guidelines for Quality of Unbottled Drinking Water make the building owner or operator responsible for that internal network. They ask for tanks to be emptied, cleaned and disinfected at least twice a year. Together with the municipality's Legionella control guidelines, Dubai Municipality guidance also asks for cold water to stay below 20 °C at outlets.

Two further points in that guidance matter directly for a tap. Long branch pipes and dead legs let water sit and lose its chlorine, so the tap should sit on a well-used run, not at the end of a forgotten spur. And it names poorly maintained point-of-use equipment, including old carbon filters past their use-by date, as places where bacteria can grow. A tap with a filter is only as good as its service plan.

In Abu Dhabi, the Department of Energy's Water Quality Regulation sets the framework for drinking water quality. For more on what this means for drinking water at work, read our guide to whether you can drink tap water in Dubai.

Choosing the boiling water tap for your office

We lead with BRITA for larger UAE offices. The BRITA Extra C-Tap is our most robust option. It gives five water types from one brushed steel tap: ambient, chilled still, semi-sparkling, sparkling and hot up to 95 °C with anti-scald protection. You choose a medium boiler rated at 20 litres an hour or a large boiler rated at 30 litres an hour. The chiller is rated at 85 litres an hour, which helps through a long summer. Built-in BRITA filtration to 0.5 micron also conditions the water against limescale. Our BRITA Extra C-Tap guide for UAE workplaces covers it in detail.

For smaller commercial pantries, RoyalFlow taps give boiling, chilled and sparkling water with a compact unit under the sink. See which RoyalFlow tap suits your site for the models.

Figures come from the manufacturers' published data.

One difference to note: the BRITA Extra C-Tap gives hot water up to 95 °C, not a full boil. That works for tea, coffee and instant food. If your team needs a full boil, choose the RoyalFlow BCS.

How to size it

Use your peak, not your headcount. Count the hot drinks poured in the busiest 15 minutes, multiply by four and compare the result with the tap's hourly rating, leaving headroom.

For example, an office of 50 that pours 20 hot drinks in its busiest 15 minutes needs about 80 drinks an hour. At around 250 ml each, that is 20 litres of hot water an hour. A BRITA Extra C-Tap with the large boiler, rated at 30 litres an hour, covers it with room to spare.

Do the same for chilled water, especially for summer. If one pantry serves two floors, or a large meeting suite empties at once, two taps are usually the better answer.

Fit-out and pantry requirements

In a UAE fit-out, the tap should be agreed early so the MEP contractor can plan for it. The pantry needs:

  • A cold feed close to the tap, with an isolating valve, on a run that is used every day.
  • A dedicated, fused power supply near the unit. Check the hot model's rating on the datasheet.
  • A drain where the model needs one, and a sink or drip tray under the spout.
  • A ventilated cupboard for under-counter units. A chiller in a sealed, hot cupboard works harder and lasts less well.
  • Room for a CO2 cylinder if you want sparkling water.
  • Access for service visits without moving the whole pantry.

Servicing, filters and hygiene

Given the Dubai Municipality guidance, servicing is part of the purchase, not an extra. A good plan includes filter changes on schedule, a hygiene clean of the dispense point, and checks on hot and chilled temperatures. Floors left empty between tenants, or offices that run half-full in summer, may need a flush before use. Our maintenance plans cover all of this, and keeping to the manufacturer's schedule keeps the warranty valid.

For safety in a shared pantry, look for a child lock or push-and-hold hot button, an insulated spout and clear button marking.

Common mistakes in UAE office pantries

Most problems we see with office taps come from the fit-out, not the tap. Four come up again and again.

  • Fitting the tap at the end of a long branch that hardly gets used. Water sits, warms and loses its chlorine, which is exactly what the Dubai Municipality guidance warns about.
  • Closing an under-counter chiller into a sealed cupboard. In summer the cupboard heats up, the chiller runs all day and chilled output falls.
  • Sizing for the average day. The tap copes on a quiet morning and falls behind when a meeting suite empties at once.
  • Buying the tap without a service plan. Filters go past their change date, and the tap becomes the hygiene risk it was meant to remove.

Each of these is far easier to avoid at fit-out stage than to put right later.

Picking between BRITA and RoyalFlow

Both are under-sink tap systems, so the pantry needs the same basics either way. The difference is in scale, water types and temperature.

The BRITA Extra C-Tap is the better fit when:

  • One pantry serves a large team, roughly 20 to 100 people, or a whole floor plate.
  • Staff want sparkling and semi-sparkling water as well as still.
  • Chilled demand runs high through the summer months. The chiller is rated at 85 litres an hour.
  • Hot water up to 95 °C covers your hot drinks.

RoyalFlow is the better fit when:

  • The pantry is smaller, such as a business centre suite or a satellite office.
  • Your team needs water at a full boil.
  • The cupboard is small. The RoyalFlow BCS unit measures 230 × 435 × 395 mm.

A buyer's checklist for UAE offices

Have answers to these before you ask for quotes:

  • How many people use the pantry, and how many hot drinks are poured in the busiest 15 minutes?
  • Which water types do you need: boiling, chilled, sparkling or all three?
  • Does the cupboard under the sink have airflow and room for the boiler and chiller?
  • Is the tap position on a cold run that is used every day?
  • Where are the power point and drain?
  • Can the building show you its tank cleaning records?
  • Who will change the filters, and on what schedule?

Frequently asked questions

What is the best boiling water tap for a large office in Dubai?

For larger offices that need the most robust option, we lead with the BRITA Extra C-Tap. It gives five water types, with a boiler rated at up to 30 litres an hour and chilled water rated at 85 litres an hour.

Is tap water in a Dubai tower safe to use in a boiling water tap?

DEWA says its supply meets World Health Organization standards up to your building. Inside the building, quality depends on tanks and pipework, which are the owner's responsibility under Dubai Municipality guidance. A filtered, serviced tap is a sensible final step, alongside clean tanks.

How often should the filter be changed?

It depends on the model and how much water you use. Follow the manufacturer's schedule, and do not leave an old filter in place. Dubai Municipality guidance names out-of-date carbon filters as a hygiene risk.

Can one tap give hot and chilled water?

Yes. The BRITA Extra C-Tap and the RoyalFlow BCS both give hot and chilled water from one spout, so one fitting can replace a kettle and a water cooler.
